Design Intent
NAK Design Strategies has maintained in-depth involvement in the Island Village at Celebration project dating back to 2016 during initial acquisition of the last areas available for development within the Town of Celebration by Mattamy Homes, the master developer. NAK worked side by side with Mattamy Homes to develop a vision for Island Village that would harken back to the original design intent and new urbanist principles of the initial phase of the acclaimed Celebration Village.
Beginning with a sweeping vision depicting rich, classic Americana influenced neighborhood streets, town squares, and open space abound, NAK nurtured the design through master planning, parks system planning, and urban design of all five phases of the future development. Following master planning and visioning, NAK embarked on landscape architectural design and implementation of the first neighborhood of Island Village, which is under construction today. The design includes two waterfront promenades, a meandering system of fitness and nature trails, an abundance of parks, mews, and open spaces, classic tree lined streets, shelters, and wayfinding signage.
While the Town of Celebration provides a generous amount of neighborhood parks, the distribution of the park spaces is uneven across villages. For instance, Island Village at Celebration is a good example of evenly distributed park space, while North Village does not capture all residents within a neighborhood park service area. Conversely, East Village and Artisan Park are far exceeding level of service requirements. As a recommendation for Island Village, neighborhood parks and community amenities should be distributed evenly across the development to provide similar service levels in each neighborhood. Also, due to the irregular layout of the developable land in Island Village, overlapping of service areas and additional facilities above the required level of service can be expected to adequately capture all home sites within a service area.
